As a Navy Veteran, I used my own VA home loan to purchase my first home. Looking back, I realize I made mistakes that could have been avoided if someone had simply taken the time to educate me. That experience changed the way I approach real estate today.

Sometimes it's simply wrong.
That's why I believe education should always come before buying a home.
The more you understand today, the better decisions you'll make tomorrow.

Most people think of the VA loan as a way to buy a home with no down payment if they qualify.
While that's certainly one of the benefits, I believe the real value goes much deeper.
For many families, homeownership becomes one of the ways they build wealth over time.

Equity
Every mortgage payment generally reduces a portion of your loan balance, increasing your ownership interest in the home over time.
Appreciation
Real estate values can rise or fall, and no one can guarantee future appreciation. However, historically, many homeowners who hold property over the long term have benefited from appreciation.

After helping military families throughout San Diego, I continue to see the same mistakes over and over again.
Waiting for the "Perfect" Time
One of the most common questions I hear is:
"Should I wait until interest rates come down?"
The truth is that nobody knows exactly where rates or home prices will go next.
If rates decline, it's possible that more buyers will enter the market, increasing competition.
Rather than trying to perfectly time the market, I encourage Veterans to focus on something much more important.
Are you financially ready?
Buying a home should fit your goals, your budget, and your long term plans—not headlines.
Waiting Too Long to Learn
You don't have to be ready to buy this month to start learning today.
In fact, I encourage people to attend my seminars a year or even two years before they plan to purchase.
That gives you time to improve your credit if needed, save money, understand the process, and create a plan.

Listening to Myths Instead of Facts
Some of the most common myths I hear include:
- "I need 20% down."

Most of these statements are either incomplete or simply incorrect.
